A follow up to my previous post.
I have a love and hate relationships with Estate Agents here in the U.K. I am of the strong opinion that most agents do not watch out for buyers. Anyway, we will talk about this in another post.
Today, we talk about the current use of virtual viewings in the house buying process and the service (quality and availability) provided by some estate agents here in the UK. Not surprising, I wold like to point out that some agents have restrictions on their capability either because of the size of the firm OR the demographics in which they operate.
They do however, have the option of recording via mobile phones or good quality camera a thorough walkthrough of the property to give buyers an good representation of their potential future home. SO NO EXCUSE PEOPLE!
If your market is predominantly an ageing population, it is quite likely that they (the vendors) are hesitant or averse to having their properties videoed or even photographed in detail and place on the world wide web.
I have personally attend properties last year with a hope to buy where vendors especially those of a certain generation have stated categorically that the estate agents photos were on the site. Sometimes, no amount of convincing them would make them change their minds.
Another thing to consider is the availability of the Estate Agents Team or the Sellers to allow these virtual viewings to take place. It is quite likely that during these crisis, both agents and sellers have been unavailable to allow these viewings to take place.
Once again – there is no excuse a vendor can give; a vendor can easily record a video and share with the agent to be used for all property listing. There is no need for a point cloud survey or scan if a video works fine.
Most agents have price bundles for different services provided to house sellers. Not having doe much research, it is quite likely that the availability of virtual viewings for a property may be based on the package the seller went for.
I sit here and wonder if agents have hiked or revised prices in recent months to cater for this service. Personally and in my opinion, like bundle prices, agents could include 4d scans at a price OR ask for a recording from the vendor to be used at no charge.
The main thing for agents to consider is : IF YOU WANT TO MAKE A SALE, BE ABREAST WITH DEVELOPMENT & PROVIDE VALUE TO BOTH YOUR CLIENT AND THE BUYER!
